When a Retaining Wall Starts Cracking and Leaning

We recently got a call from a homeowner — let’s call him Dave — who was worried about a retaining wall in his backyard. A few winters after it was installed, he noticed cracks in the top caps and a slight lean developing. On top of that, two different gutter downspouts were dumping water toward the wall, and he suspected that wasn’t helping.

As we talked it through, a few red flags popped up right away. The builder had added on to an existing wall after bringing in a bunch of black dirt to raise the yard. Behind the new section of wall there was supposed to be 3/4" rock for drainage. But when Dave pushed a driveway marker down behind the wall, he hit nothing but dirt — no rock at all. After a cold winter, the saturated soil froze, expanded, and started pushing the wall outward. Classic frost heave and drainage failure.

If this sounds a little too familiar, you’re not alone. Most failing retaining walls we’re called to look at share the same root causes: improper drainage and improper backfill.

Why Proper Backfill and Drainage Matter So Much

A retaining wall isn’t just decorative; it’s a structure that has to hold back a surprising amount of weight. When the area behind it is built the wrong way, that weight increases dramatically and unevenly.

Behind a properly built wall, you should find:

  • Free-draining stone (usually 3/4" clean rock) directly behind the wall blocks
  • Filter fabric to keep soil from clogging that stone
  • A perforated drain pipe at the base, daylighted to a safe outlet
  • Layered, compacted soil farther back from the wall face

In Dave’s case — and in many DIY or cut-corner installs — someone skipped the clean stone and used black dirt right up against the wall. That soil holds water like a sponge. When it gets saturated from rain, sprinklers, or misdirected gutters, it dramatically increases the pressure on the wall. Then, when winter hits, that wet soil freezes, expands, and literally shoves the wall outward. That’s how you end up with cracking, bulging, and leaning.

Common Signs Your Retaining Wall Is Failing

On our first visit to a property, we’ll usually walk the wall with the homeowner and look for telltale symptoms. You can do the same quick inspection yourself:

  • Cracks in the caps or face of the wall blocks, especially near the top
  • Leaning or bulging outward in the middle of the wall
  • Gaps opening up between blocks or along the cap line
  • Heaving (sections lifting or dropping unevenly) after winter
  • Soil erosion or washouts at the base or ends of the wall
  • Standing water behind or at the base of the wall after rain

If you see a combination of these, chances are the issue isn’t just cosmetic — it’s structural, and drainage is almost always part of the problem.

How Gutters and Surface Water Can Ruin a Good Wall

Another piece of Dave’s puzzle was his gutter system. He had two different downspouts that discharged water right toward the retaining wall. Every storm, hundreds of gallons of roof runoff were racing to the base and backfill of the wall.

Even a perfectly built retaining wall can struggle if it’s constantly being flooded from above. That’s why, during our site visits, we always look at:

  • Downspout locations and whether they discharge near the wall
  • Yard slope — does the grade send water straight at the wall?
  • Low spots that collect water behind or at the ends of the wall

For Dave, we recommended underground drain lines with pop-up emitters to carry his downspout water away from the retaining wall and release it safely lower in the yard. In some cases, we’ll also add catch basins to capture surface water before it can soak into the backfill.

What a Proper Retaining Wall Repair Usually Involves

Every wall is a little different, but if we find the same issues Dave had, the repair plan typically looks like this:

  1. Assess the structure
    We determine whether the wall can be partially salvaged or if it needs a full rebuild, and we note any safety concerns.
  2. Excavate behind the wall
    We carefully remove soil from behind the wall to relieve pressure and expose what’s really there — or not there — in terms of rock and drainage pipe.
  3. Install proper drainage
    We add 3/4" clean stone behind the wall, lay a perforated drain pipe at the base, wrap things with filter fabric, and ensure the pipe daylights to an area where water can safely exit.
  4. Rebuild with geogrid if needed
    If the wall is tall or has already shifted, we often add geogrid — a reinforcing mesh that extends back into the soil and ties the wall and backfill together, greatly increasing stability.
  5. Correct the surface drainage
    Finally, we tie in downspouts to underground lines, add pop-up emitters or catch basins as needed, and adjust yard grading to keep water moving away from the wall.

In Dave’s situation, we also put together a detailed written estimate so he had documentation of what it would cost to repair the wall correctly — something that can be helpful if there’s a dispute with the original installer.

Simple Checks Homeowners Can Do Right Now

You don’t need to tear anything apart to get a better idea of how your wall is built and performing. Here are a few easy checks:

  • Probe behind the wall: Like Dave, you can gently push a thin rod or driveway marker down a few inches behind the top of the wall. If you feel loose stone, that’s good. If it’s all soft dirt, that’s a concern.
  • Watch how water behaves: During a good rain, step outside (safely) and see where water flows and pools. Is it headed straight for the wall? Does water leak out along the base or ends, or just sit behind it?
  • Track seasonal changes: Take a few photos of your wall from the same spot in spring and fall. New cracks, larger gaps, or more visible leaning over time are signs to call a professional.

When to Call in a Pro

If your retaining wall is showing early signs of cracking, leaning, or frost heave, the most cost-effective time to act is now, before it fails completely. A proper fix usually involves both the wall structure and the drainage around it.
